Design Services

We will work with you and your contractor, builder, or architect from the initial stages of your remodel or new build all the way to completion. We help you to review the floor plan, select finishes, create a budget, and order and install the furniture and accessories.

Whether you have a large-scale remodel or luxury custom home we are here to help you every step of the way!

Project Kickoff and Discovery

We schedule an in-person consultation at your home where we better understand how you live, work, relax, and play. We discuss your budget, scheduling, and conceptual design ideas. Once we understand the project scope of services, we send you a design fee proposal with a breakdown of the cost and a furniture budget example.

Design Development

We coordinate with the architect, builder, or contractor while simultaneously creating construction drawings that may include floorplans, detailed millwork drawings, finish schedules, and lighting plans. The plans are finalized and if required, are sent through city approval.

Conceptual Design

This is where we collaborate and dive into the creative part! We take a look at your Houzz, Pinterest, and concept images to better understand your personal aesthetic. Once we understand your taste, we will present mood board and space plan options for the layout of the furniture. We will narrow in on your furniture budget.

Construction Begins!

Finally, construction begins! Throughout the process, we will be tracking the timeline to ensure the furniture arrives in time for the move-in date. Our purchasing agent will manage the furniture orders and process this for you including tracking, shipping, and delivering, all the way until installation. During this phase, we schedule site visits to check the progress of construction, attend meetings with the contractor on site, and handle the paperwork submittals to ensure everything specified is installed according to the design plan.

Schematic Design

Next, our team begins to develop the details including color schemes, 3D renderings, finishes, fabrics, textures, furniture arrangements, and materials. We have a few rounds of presentations and create a design that is cohesive for each room and for the whole home as a whole. We will also send you a document with each furniture item, line by line, for you to approve. Once we get your final approval, we will begin putting together the documentation.

Install

After months or perhaps years, of waiting patiently to see everything come together, we get to the installation phase. We will coordinate the movers and finalize the last details down to fluffing the pillows, and prepping everything for the grand reveal! We have a walk-through with you and you receive a project binder with the design details and specifications about your home.

Pricing:

It is nearly impossible to predict all the complexities that come with remodeling or building a new home. To better understand your project, we will meet with you on-site or through video and assess your needs, then we will give you a proposal for the design work. There are varying levels of finish in a home. Our design service fee will vary depending on the size and scope. We will work with you to better understand your budget and select materials and furniture that work within it.

If you have any questions about design costs, please book a free 30-minute consultation. We also offer a 2-hour in-person design consultation where we will come to your home. This consultation is $350. However, if you move forward with full service, the fee will be waived and applied to your design service. Please give us a call, we’re happy to help!
