How Much Does Furnishing My Home Cost?

The age-old question. How much does it cost to furnish my home? I get asked this question all the time. I wish there were a straightforward answer, a magic number. But the reality is that each home and each client is unique. To answer this question, we have to establish a budget with each client. This budget is always tailored to their individual needs. So, how do we determine the budget?

Step 1: Determine The Size

It is important to determine the scope and the size of your project’s space before establishing a proper budget. From there, we divide your space by room and determine what furniture we will place in each space. We simultaneously begin space-planning to determine what would best fit into the space to furnish it to scale. You don’t want to set aside $10,000 for a sectional that does not fit in your living room.

Step 2: Decide On Quality

You need to decide if you want pieces that will last for 10 years, or if you are comfortable buying again in a year or two. We want our clients to be happy with their space and we work with them to decide what level of quality they are looking for. If you are building your dream home, you may want fabrics that can hold up to kids and/or pets. However, perhaps you are building a vacation home with bunk rooms that will only be used a few times a year. In this case, you may not need high-quality mattresses. We help you determine what is best for your budget and lifestyle. We work hard to establish relationships with reputable vendors who produce quality products so that you can be confident in the pieces we recommend. We don’t specify products that won’t hold up or that we wouldn’t be happy placing in our own homes.

Step 3: Determine Your Style

It’s also important for us to understand your style when planning a budget. We will work together to collect images you like and then create a concept board to determine your style. This will guide the direction of the budget.

Secret Trade Tip: When working with Eden & Co. our clients get a discount on furniture. We order such large quantities that we are able to purchase at wholesale pricing and share some of those benefits! Clients typically receive items at 20-30% less than retail pricing when working with us.

Step 4: Out with the Old & In With The New

It may seem tempting to save everything you have, but remember, you are building a new home/remodeling to upgrade! We want it to be just as glamorous as your vision. We recommend making a detailed list of cherished items you want us to include in the design. Perhaps it is your grandmother’s antique clock or a commissioned piece of artwork. The biggest mistake we see when touring high-end homes is furnishings that do not reflect the space. A $6M home paired with Ikea furniture does not leave the desired impression.

Step 5: Create A Detailed List & Subtotal

Before jumping into the procured selections, we will come up with a spreadsheet custom to your space with a high and low budget. We review the spreadsheet with you and determine where you would like to land for overall and individual costs. We have specified a range of sectionals from 35K down to 5K. The range can be very broad, so we suggest you do a little research on your own before coming into this meeting. We also include accessories, artwork, tax, delivery, and freight costs as well as installation for white glove delivery. For a new build, we recommend setting aside 15-18% of the cost of construction on the home to determine your budget landing point.
